Selling your home is an involved process. If you are in the process of attempting to sell your home you might wonder how to get the best appraisal value. Fortunately, there are many economical improvements you can make to increase your home's appraised value.

1.Put your best face forward: Items that appraisers consider within the home include holes, plaster cracks, water-stained walls, soiled carpeting, pests, and noticeable persistent odors. Take the time to paint and patch the walls and fix the floors. If there is additional touch up work to be done...do it!

2.Complete costly repairs: Appraisers often value houses in $500 increments, so if there's a repair above $500 that can or should be made, complete it. Repair leaking faucets, damaged windows and cracked ceilings. This will greatly affect the final number.

3.Check your curb appeal: Overgrown landscaping and inoperative garage doors will work against you and your appraisal--especially if property values have dropped in the neighborhood. Take the time to make the exterior of your home appear warm and welcoming. It should be appealing to you ... like someplace you'd want to buy or visit.

4.Itemize all improvements: Write down the restorations and updates you've made over the years. Note when you completed them and how much each cost. Remember the items that an appraiser might not notice, like a new roof or insulation. Items that seem minor like a new kitchen sink are important too. Even though home improvements do not represent a dollar for dollar increase in value, it affects the overall appraisal value.

5.Show off your neighborhood pride: Make a mental note of all progressive changes there have been to your neighborhood. Such changes might include new roads, developments, or schools. At the time of the appraisal share all of this pertinent information with the appraiser.

6.Hide your age: Although some buyers like the charm of older homes, many are concerned with the cost associated with modernizing them. The more up to date your home appears to be, the better. Indoor fixtures like carpet, tile, and windows should be brought up to date.
