You have very limited options.. but a local community bank or credit union will be your best bet.. new lending rules limit how much can be charged for mortgage loans, and for smaller loans, it's just not profitable.. this is why most lenders have minimum loan amount standards. and for most it's $50K ot $75K.. Depends on the collateral as well!! if a mobile home, you will have extremely limited options. and I will further state that a local bank or credit union may be the best option if a regular single family home or an unsecured loan.
