Would we qualify for an FHA with down assistance even though my score is low and his is high?

That is a great question. When applying for a mortgage the person with the lowest middle FICO score of all applicants is how the entire loan is underwritten and how the interest rate is determined. If that score is substantially lower it can decresase your maximum debt to income which can decrease your purchasing power. If your Husband Applies Separately then only his income and debts would be considered if he were applying for a conventional loan.If for a Government loan (FHA, VA USDA) Since New Mexico is a Community Property State, there are several options that apply. Someone with good credit on a loan does not offset someone with low credit. Mortgage companies use the lowest middle credit score for underwriting purposes.
