Would my fiancee and I be able to purchase a new home without any problems since she would be the primary?

Hi all, this is my first post and I'm seeking infirmation.I currently have an FHA loan which is approx 50k underwater. Besides the mortgage i have no dept and my credit score is 800. My fiancee has never purchased a home. She has no dept and her credit score is 800 as well. We have been prequalified for a home loan(conventional) up to 417k and thats considering my current home mortgage.My question is, would we be able to purchase a new home without any problems since she would be the primary and i would either be a non occupant co borrower or standard co borrower? by rickfr_430_484 from Royersford, Pennsylvania. You're better off as a co-borrower and making this new home your primary residence.... the guidelines are different for non occupant co borrowers... and some lenders won't allow anyone but family members... WilliamAcres.com

Purchasing the home together should not be a problem. As long as you have lived in your FHA home for at least 12 months, FHA will have no issue with you converting that home into a rental. Most lenders today look at all borrowers equally, meaning they will underwrite to the lowest borrower. If her scores are higher than yours, they will use your scores. They will likely use the combined income and combined debt load. Unlike FHA where using a non-occupant co-borrower is fairly easy, in the conventional lending world, it is much more difficult. You will need to have sufficient income to meet all of your obligations without including any rent from your existing home. Make sure you are working with a local Mortgage Banker/Broker, rather than one of the big banks. Unlike a bank employee, who is most likely just an order taker, a Mortgage Broker/Banker is Trained, Tested and Licensed in all aspects of Mortgage Origination. He/She will have access to loan products of many lenders, not just those of one bank, and can properly guide you. But more importantly, He/She is trained to take a look at the various different options available to you and guide you into the one that makes the best sense for your situation.
