There are lenders out there now doing 2nd's and HELOC's... (Home equity line of credit).. your best resource for both of these are your local big bank... if you have an option, choose the HELOC.. you apply once, and you get unlimited access to your funds without having to reapply each time... Your options are going to be driven, in part by the type and expense of the repairs you are looking at and the interest rate on your current loan. If the amount of repairs are large, it may make sense to do an FHA 203k refinance loan and roll the improvement costs into a new fixed rate mortgage with an interest rate in the very low 3's. If you already have a real low rate and the amount of the improvements are small, then an equity loan or and Equity line of credit (HELOC) may be better. Start with a local Mortgage Banker/Broker that is 203k certified and ask for comparisons.
