would i qualify for a coventional home loan @ a score of 635.and already having a FHA home loan keeping current

the only way to know for sure is to apply.. Although there are lenders out there that will allow a 635 credit score, there's so much more necessary to qualify that no one here can say for sure.. also, if you intend on keeping your existing home, you will need to have sufficient equity in that home for any type of conventional loan product.. This would be verified by an appraisal on the FHA home.. Lenders are very aware of a strategy called "buy and bail" where folks purchase a new home and allow the exiting home to foreclose. For this reason, lenders will require you have sufficient income to service both loans, and have sufficient equity in the exiting property.. The best thing to do is to contact your Local mortgage broker in Indiana and ask the specific questions. you can find local fully licensed mortgage brokers that are designated and hold the Lending Integrity Seal at www.namb.org .... go to the top right hand side of the page and put in your state and search.

Perhaps. It would depend in income and cash reserves. How much equity you have in the other house could be a factor too. Our credit minimum is 620 on conventional 5% down. Cash reserve is usually 3-6 months. Can use 401k or gift money to show it. Nmls 137331www.indianaplatinum.com
