With a VA loan, how long must I live in a house before I am legally permitted to transfer the mortgage or the loan?

With a VA loan, you need to live in the home for a year before you convert it to a rental/investment property (then you can obtain a second VA - subject to the guidelines). You can't 'transfer' the loan into someone else's name unless they purchase the home from you, or if you put someone on title with you, and then meeting the continuity of obligation requirements, they refinance your name off of the loan.
