If you sign a disclaimer deed stating that you are not associated with the purchase of the home, then you would be released from liability if the loan goes bad.. However, if the payments are made from a "Joint" account along with your spouse, and the loan goes bad, there is a solid argument that you were responsible... You should probably contact a lawyer familiar with PA real estate laws for an accurate answer, but in AZ, there have been folks held liable even though they signed a disclaimer deed... I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. 480-287-5714 WilliamAcres.com
