Not many lenders will offer financing on a mobile home, even if it meets the USDA requirements.

Yes.. USDA will work for mobile homes so long as it meets eligibility requirements.. But understand that USDA does not lend money.. they only insure loan's against default.. the lenders, or those with the $$$ will oftentimes have their own guidelines called "Overlay's".. it's these lender overlays which restrict some lenders from not financing manufacture/mobile homes when other lenders will. For this reason, i suggest you contact a local mortgage broker and apply with them.. since they have access to numerous lenders, they can seek out those lenders who offer USDA on MFH's without the nuisance of overlays'.. Usually the manufactured home has to be 5 years or newer. Some lenders only will allow new manufactured homes, because of their own overlays AKA rules.
