It all depends on the transaction. If you are going from one home to a new hoe, the mortgage history will be on credit. If you are going from renting to owning, 12 months rental history is only required on a small percentage of loans. Typically, we just need a verbal verification rather than 12 months cancelled checks.
Generally there is no rental verification on most files. The only time lenders really need to do that is if your application has to be manually underwritten, versus being approved by the underwriting computers.

If you are renting from a management company than you simply need a verification of rent. If you are renting from an individual than you may be required to show timely rent payments by using cancelled checks. This is not always the case and there are exceptions to this rule should you not be able to provide a complete 12 month history.
More info needed, but typically, if you have an extended credit profile, then documenting rental income is not necessary.. if you are a first time home buyer, then it might be required.. but typically, this is only for FHA loans..
