Why I am not eligible for HARP?

My house is under water, principal balance is 205K, house valued as per zillow ~182K. I have missed no payment. Freddie Mac lookup states they own my loan. I am steadily employed with good credit. The last re-finance was in Dec 2009. Wells Fargo who is my current lender states that I am not eligible. That's a tough one.. The reason you loan does not qualify is that your loan was not initiated prior to June of 2009. If you refinanced, in December 2009, then you used HARP 1.0, and under the guidelines, it's "one and done". So here are your options.. If you are eligible for VA financing, you can refinance using your VA benefits, and bring the necessary cash to the table to bring your loan balance down to the appraised value. You can also refinance using FHA. The maximum Loan to Value is 97.75%. So again, if your home doesn't appraise for what you owe, you would have to bring cash to the table. Your third option is to wait for the value to increase. Here in Arizona, values have consistently gone up over the last 90 to 120 days... once your property is worth what you owe, you can take advantage of VA or FHA as stated earlier without having to bring cash to the table.. The best advice I can give you is to contact a LOCAL mortgage broker, not the local "Big" bank, and certainly not one of those 50 states internet lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Would need more information to accurately answer your question. With the HARP loan there are more qualification factors than just having a loan that is owned by Freddie or Fannie. Hi Jeremy I do not do those loans but I have a very good friend of mine that does and I refer these loans to him and I called him about this and he stated to me should be no problem so unless there is another reason why this does not make much sense.
