But if the seller wants to sell their home, or if you want to buy the home, then any property deficiencies regarding "Safety and/or Health" concerns notated on the appraisal must be corrected before the lender will allow the property to be financed. So, this becomes an area of negotiations.. Understand that if the buyer is using FHA or VA, then those appraisals stay in the system for 4 months.. so even if the seller rejects your request for repairs, then anyone else putting an offer in on the same property using FHA or VA, will be subject to the original appraisal, and any deficiencies stated.. The seller ultimately will need to correct the situation for any lender or any program to accept the property. Once issues are discovered it goes on the sellers disclosure whether or not you buy. If the seller refuses he is stuck and cant sell. Anither alternative if the seller wont fix is a fha203k loan and the buyer pays for the repairs and can finance them into the loan. It would be a negotiating area for lowering the price. The least expensive way is having the seller pay for them.
