the buyer.. what type of loan are you doing ??? are you talking about a home inspection or a appraisal?
Typically any inspections either required by the lender or requested by the buyer are paid for by the buyer.
I agree with previous submitted answers to this questions. Usually the buyer does pay for any inspections.
The buyer usually pays, but you the buyer get the advantage of requesting possible repairs you don't even know about, or getting a credit at closing for the repairs that you can do yourself, that do not effect the safety or are not construction hazards.
When you purchase a home, then you need to do "Due Diligence" and have the property inspected to be sure there are no underlying problems that the seller has not disclosed or was unaware of.. This is YOUR responsibility, however it's optional, and usually not required by most lending programs.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
