My goal is to win the lottery :) All joking aside, if your loan to value is between 80 and 95%, a HARP refinance is pretty competitive. Your numbers indicate you are a standard deal - NOT a HARP refinance. With that said, 3.25% with no costs is a pretty aggressive. At the same time, an offer is just an offer. Actually closing the deal is a different story. Based on your comments, I'm not sure anyone here would even attempt to beat that deal.. First it doesn't exist. Most banks are offering a 1.5% rebate ($3300) to the broker at 3.25% fixed, so there's not enough in the deal to pay for your loan and for the broker to get paid for his time, so I think you either you have misinterpreted his deal, or it's a bait and switch tactic, and you're in for a big disappointment... and 2nd, even if someone here were to beat the deal, they do so knowing that you will jump ship for a $5 per month savings in a heartbeat.. Sorry.. I think I'll pass... Also, let's talk about ethics in America.. You have a loan officer who has been working on your loan long enough to "Lock it in" as you stated, which tells me he's put some time into it.. And now after putting him through all this, behind his back you're shopping him... I'm a big sponsor of shopping for the best deal, but my ethics tell me to shop before I commit... I have a rate lock agreement for 3.25%... I let you know that in no way will I feel obligated if anything changes I walk and I need to close in a rush. if you don't I walk. I would be a fool not to use a DU REFI PLUS and trust me I have back up. so somebody is going to be upset. This is my baby we talking about so I need to look out for our best interest.. P>S> Amerisave is garbage I already know that, nothing new.

I'm with Joe on this and would like to hear back from you when you actually get this closed.DU Refi does not have the same rates as as standard conventional and that would be the lowest rate I have heard of for that program. If it is true, grab onto it NOW, and tell them to lock and send you a copy of the lock. Have them put their money where there mouth is! Good luck and keep us posted on the actual closing.

Good morning Roger,I would like to ask if you could help me clarify your goal? You are asking about two distinct loan programs which have different guidelines and understanding what guidelines we are going to use is a question of your particular loan type. Do you have a conventional (Fannie Mae of Freddie Mac) loan ( to answer your HARP question) or an FHA (to answer your 203k question?).

Lol when i said back up I meant that I have a lender I trust that will get me a 3.4 when or If I go to him. At no cost. As long as rates are similar then.

I have been told by plenty of lenders that REFI PLUS is the fastest to close because of the waiver and also the rates are very comets five and even better at times then a non harp loan. Thank you Linda finally a positive comment yes pls refer me . Also I heard the same blah blah when I was getting 3.5 and 3.4 rates no cost with a FICO of 710. So I raised my FICO 30 pts in 1week and a half and my wife's over 50 PTs.
