When getting a USDA loan in New York State, what are the requirements as it pertains to a home's exterior?

More specifically, you can't have a house with peeling paint and if the paint is peeling, you will need to have that repaired, right? If the rest of the house is stained, and let's say it may be a candidate for re-staining, but it's not peeling, is it necessary to have the house re-stained before the lender (with regards to a USDA loan) grants approval? by billpape518 from Thiensville, Wisconsin. Generally, the home has to be habitable and must have no safety or health deficiencies.. Since peeling paint can be eaten by kids, it will represent a health risk.. especially if the home was built prior to 1978 where it's possible there might be some lead based paint, so more than likely, the appraiser will note it has to be fixed.. as far as staining, that's more cosmetic, and would affect the appraised value, but it does not represent any safety or health risk.. Roof and exterior paint need to be in good condition, stain should protect the wood.

It's more lenient than it has been in the past actually. It all comes down to safety and function as interpreted by the appraiser. Any deferred maintenance not a safety issue or a function issue is supposed to be ok. (But will contribute to the overall condition of the house and therefore it's value). However, many appraisers err on the side of caution and add in items that might not need to be.....
