Credit score is sufficient to qualify now for a Conventional or FHA mortgage. Obviously there are other criteria that go into determining if you qualify such as debt to income ratio, past credit history (bankruptcy, foreclosure, short-sale, etc, etc.). Yes...if you income and credit qualify for the loan program best suited for you then you can obtain home financing. A divorce will not dictate qualification...it's what debt has incurred, your credit score (which is passing) and your income will determine your eligibility and the amount you can borrower. Credit score is not the only applying for a loan.. What is your income / are you self employed ? does your income cover your expenses and a new mortgage payment ? what is on your report currently? Based on the info you provided, you should have no problem getting financing.. and there's nothing in the guidelines that say you have to wait, in fact, some folks go about buying even before the divorce is final.
