for private money loans there aren't any waiting periods, for conventional bank loans I believe its 3 years.

Short sale guidelines say you need to wait 3 years for FHA, and 4 years for conventional. Bankruptcy is 2 years with FHA and 4 years conventional. Obviously, there are acceptations to every rule. FHA has programs where you can purchase immediately, or 1 year after, but the guidelines are strict, and few that apply actually get approved.. if you want to know for sure, then the best advise I can give you would be to contact a LOCAL mortgage broker and apply with them. By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario.
