whats the max loan amount usda will finance?

i am in tennessee and would like to buy property with a lot of land. concerned about max loan sizes for usda as i would still like to get 100% financed by veronicalmoore782847 from Como, Tennessee. Jul 18th 2014 Reply

How much land are we talking about. On a USDA loan the land cannot exceed 30% of the total value of property.

For Henry County, the maximum loan amount is $132,500. And the Land value cannot represent more than 30% of the total property value. This valuation will be determined by the appraiser. Hi Veronica, Ryan is the only who answered your questions correctly but he did leave out a couple of important things. 1) While USDA does not have a maximum loan amount on the guaranteed loans, lenders will often cap it at the conventional limit of $417,000. I have investors that do not limit the loan amount on the USDA program. 2) While the USDA guidelines do limit the value of the land to 30% of the overall total value, there are exceptions to the rule. USDA will allow over 30% if it's normal for the area. William Acres really should have noted that the limit he gave is for the USDA Direct Loan which is different than the USDA Guaranteed loan.
