There are a variety of reason's that a USDA loan will not get approved. Assets, property type and features, total income in the house hold. It is hard to say if you have a specific situation we would need to hear more of those details to give you an accurate response
The list is endless.. so you would need to have a loan officer evaluate your complete loan profile to get a specific response to why "Your" USDA loan was denied.. First, the property must be in a USDA defined area... (Sun City is not), and you need to meet all underwriting eligibility guidelines.. have sufficient credit, sufficient credit scores, enough income and assets to support the new debt, etc, etc, etc.. This is just for USDA to approve you.. understand that USDA Guaranteed loans are not funded by the government, but rather "Insured" by the government.. the lenders, or those with the $$$ will oftentimes have their own set of rules above what USDA requires.. it's these "Overlays" that will vary from one lender to the next, so this makes it impossible to list all the reasons why a USDA loan would be denied.
