For Most lenders (depending on time zone), they will publish rates within 30 minutes of the market opening or when they open.. however, depending on intraday trading, rates can change throughout the day.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. If you or someone you know is looking for financing options, feel free to contact me or pass along my information. William J. Most mortgage companies will start to issues rates 30 mins to an hour after the market opens. It depends on the investor and how they issue morning rates and how aggressive they may be. Each investor acts and reacts differently to the opening markets and thought out the day. Jesse StroupCalifornia Mortgage Professional www.californiahomeloanlender.comNMLS# 6229

We publish our rates at 7:00 am every morning, but we also publish them throughout the day if there is any movement. Interest rates can change without notice so what you were quoted yesterday may not be the same today. It is always best to double check as they could of become worse or even better. I always suggest that you lock as soon as you have the option to to reduce risk and stress. However, it is always up to you to decide when. Best wishes, Sean

Lenders vary on when they publish rates in the morning. Some after markets open. But if market is volatile, then you may see lenders wait for market to settle as they don't want to reprice their rate sheet.
