I am trying to figure out the best site to use to get my ACTUAL credit score that lenders use to qualify for a loan. I tried on creditkarma.com, but they don't show me all 3 bureaus. Unfortunately, the only way to get the scores that a lender will use is to have a lender pull your credit. Lenders use a specific "Scoring Model" which is not accessible by consumers as far as I know.
You will need to contact a local mortgage broker and let them run your credit.. It's the only way to know what your exact scores will be for qualifying purposes.. When you apply for a mortgage, then your credit score is based on the likelihood of you defaulting on a mortgage. When you apply for a credit card, your scoring model will be different, and it will reflect the likelihood of you defaulting on a credit card. But when you go to one of those online "Free" scores, the scoring model can vary greatly.. for this reason, our industry call those scores the "Fako" scores, since they are always much higher than the actual scores. Do yourself a favor.. contact a local mortgage professional and apply with them.. If you have any issues at all, then they will be able to help guide you on the quickest way to correct those issues prior to applying.. The loan officer is your friend and is on your side.. he only get's paid if the loan goes through, so he will do everything he can to help you get approved.. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Credit Karma is never accurate and you should not relay on the two scores they provide as your score. Not once, after pulling a credit report have the scores matched what they client said their scores were on Credit Karma. Credit Karma is good to monitor activity on your credit, but not for the scores. If you truly want to get pre-approved, you will need to do a loan application and have a loan officer pull your credit report. Before you do so, do some research, speak to enough local loan officers until you feel confident in their knowledge, experience and communication. Then do a loan application with that person. When a lender pulls your credit it is a credit pull to receive financing for a mortgage. So credit analysis and algorithms that the credit agencies run thru the 3 credit bureaus are different than when you pull thru all the 3rd party companies like Credit Karma. If you are seeing credit scores of 700+ in Credit Karma then know your credit is in good shape to qualify for most loan options. Your score will be lower than when a lender pulls it but there is no telling how much. the best thing to do is find a mortgage broker not a lender than you would want to work with. Have them pull your credit one time only when you are ready to get prequalified for looking for a home or if refinancing do it when you are ready to start the process. But do not make the mistake of letting multiple lenders pull your credit.
