What kinds of debts are/are not included in the DTI calculation?

It's best to leave the DTI calculations to your lender.. Most folks who try to calculate it will not do it properly.. But in general, payments associated with DEBT are counted.. Credit card payments (minimum payment), car loan payments, student loans, etc.. We also include any "Forced Debt".. child support, alimony, IRS payments, etc... and we also include the new housing payment which will include principal, interest, taxes, insurance, mortgage insurance and any HOA or association fees.. Things that are not counted are your normal BILLS... Health or auto insurance, utility payments, cell phone bills, etc.. these are not counted towards your DTI calculations.. Phone bills, gas and electric bills etc. The mortgage lender has a DTI cap of 43% for conventional and up to 50% DTI for FHA/Va Now some lender can go to higher DTI ratio's, this is something that you need to speak to your lender about.
