You cannot do VA cash-out in Texas. You would have to go conventional and TX 50A6 laws apply. You would be limited to 80% Loan to value on a conventional loan plus a laundry list of other provisionsapply. If you are not in Texas, we do not have any seasoning requirements - we'll lend 100% of the current appraised value.
Most lenders require 6 months seasoning, and you can do a cash out refinance, but in Texas, your limited to 80% loan to value.. whether you use VA or not.. but if you are at 80% loan to value, your probably better off using a conventional loan product since you wont have to pay the VA upfront funding fee.. for all your options regarding your exact scenairo, try contacting a local mortgage broker and let him look at your complete loan profile.. he' will tell you exactly what your options are.. Hi Bill_hengi244, If you're wanting to refinance a non VA mortgage into a VA mortgage, it's called a VA cash-out refinance but under Texas 50A6 law it's a normal rate and term refinance. So let's say you have a conventional or FHA loan and you want to refinance that mortgage into a VA loan. You can refinance into a VA loan up to 100% of your homes appraised value. If you're wanting to do an actual cash-out refinance VA & FHA are not options in Texas so you would have to go with conventional loan and you'll be capped at 80% of your homes value. | Please feel free to contact me for more information or help.
