Darrin, Good afternoon. About 3 to 4 weeks depending on how quickly you get all of the documents to your lender. Sometimes you can close in 10 days if you are really organized and turn times are short in underwriting. If you have a more difficult file with multiple credit issues then allow a little more time. IF you are having difficulty with another lender closing you on time and have everything together we can close quickly. Remember if you are looking for cash out you will have to have a new appraisal in Texas. Rate and term will depend on what the findings say. Let me know if I can help in any way. generally 3-4 weeks from when you provide a complete application along with supporting documentation (income, assets) - and depending on how long it takes to get an appraisal back (if needed). Don't forget there is a 3 day recission period after your closing date during which you have the option to cancel the loan.

Most lenders should be able to close your loan in 3 to 4 weeks.. this is assuming there are no issues, but in life there most always is.. some things will be out of your control, and other things will be within your control.. for example, your lender asks for documentation necessary to process and underwrite your file, but you don't provide that paperwork for 7 days.. that will delay things, and extend the closing date.. if the appraisal notes certain property deficiencies and his valuation is "Subject to" those deficiencies being corrected, then this can delay things as well.. These are just a couple of examples, but there are countless other examples which can cause delay's.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
