NO crystal ball....each day is different. With that being said....we appear to be trending up slightly so rates for the most part should remain flat to maybe chances of a slight increase.
Rates are market driven.. Financial news, economic news, diplomatic news.. can all impact the market, and thus affect mortgage rates.. So, no one knows.. but long term, we know rates will be higher.. rates have been held artificially low by the federal reserve bank purchasing mortgage backed securities.. they are starting to ease off.. which will drive rates up.. If you are doing a loan now.. then if you are looking for any improvement,, I would say.. just lock and don't look back. When rates go bad, it can go bad inside of one day.. but when rates improve, it's typically slow, in small increments, over a long period of time.. More info needed.. First, if you are looking at a duplex.. meaning a 2 unit building, and you are buying both units.. then this is considered multi housing.. if you live in one of the units, then you can use FHA with 3.5% down.. If you do not intend to live in one.. then no.. you will need a minimum of 20% down.. As far as your income, credit score and down payment.. it's possible that would work, but lenders look at your debt to income ratios.. you only provided your income.. without knowing your debt, it's impossible to advise you.. This I will say for sure.. give me 10 minutes of your time, and you will know for sure if you can qualify.. I'm available anytime.. I'm a preferred Lender with California and Arizona being my primary markets.
