FHA does not have a minimum credit score, however FHA does not lend money, they only insure loans against default.. the lender who do have the $$$, will oftentimes have their own rules above and beyond FHA.. it's these overlays that prohibit low scores for home loans.. this all being said, there are lenders out there that will look at scores in your range.. Understand that when it comes to mortgage finance, all 3 credit bureaus will be looked at, and it's the mid score they will use.. If the mid score is below 580, FHA requires 10% down.. keep in mind that it take more than a credit score to qualify for a mortgage.. income, job, derogatory credit, judgments, tax liens, unpaid student loans, etc.. your complete profile is needed to determine eligibility.. I have had borrowers who had 760 scores but could not get approved because of credit deficiencies.. the best advice I can give you is to contact a local mortgage broker and apply with them.. once they look at your complete profile, they should be able to let you know exactly where you stand..
