We can go as low as $40,000 but at that amount, it may be better to look at options at a credit union or possibly a home equity line of credit because of the closing costs will be a lot cheaper if any with a credit union.

Every lender is different, but because of the new rules associated with loan origination, lenders are now capped as to how much they can charge.. and for low loan amounts, it's difficult to make a profit.. Typically, you will not find anyone willing to go lower than $40K-$50K, but realistically, most lenders wont take a loan under $75K.. .. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
