Realistic turn time answers from most lenders is going to be 30-40 days from the day you sign the paperwork and get documents to the lender. A recent report from Ellie Mae, which handles the loan software probably 50% of lenders use just said the average turn time through their system was 46 days from initial inquiry to closing.

Refinances can take typically 30 to 45 days. As of October 3rd rules have changed to where there are waiting periods from the time the lender sends the closing document to you. Work with a mortgage broker and ask them about he different lenders he has. I have a lender that can UW in a day order an appraisal the day a Loan Estimate is acknowledged by the borrower. Typically the appraisers for this lender can turn an appraisal in a week. I have closed loans with this lender even with the new rules in about 3 to 4 weeks.
