Thanks for your service Chad.. Va loans are really the best loan you can get assuming you have benefits.. With VA, there is no down payment requirement so long as you are buying within conforming loan limits for your county. With all VA loans, there is no monthly mortgage insurance, so depending on your purchase price and loan amount, this can save you $300 to $600 per month.. And if you have a military related disability, the VA will waive the upfront funding fee.. If you don't qualify to have the funding fee waived, then the VA will finance it.. (the fee varies based on your service type and whether or not you have used VA for home financing in the past).. If the home you want to buy is above the conforming loan limits for your county, then you would only need to put 25% down of the overage.. Example: Home purchase price is $736,150 but the county limit is $636,150. You are $100K over the county limit.. in this example, you would need to pay 25% of $100K, or $25,000 down to obtain financing with VA.. There's obviously much more to it than this, but this kinda gives you an idea..
