What is the absolute lowest amount you can get a mortgage for?

Each lender will be different. For the most part 40 or 50K is the smallest loan amount that you will see in the market place

Every lender is different, but in general, some will go down to $40K, but most will want a $75K or above.. the reason is because current lending guidelines state lenders cannot charge you more than 3% of your loan amount for originating a loan, along with all other closings costs to be at or below 5% of the loan amount. So on a $50K loan, we can charge you $1500. But if underwriting is $995 and processing is $495, then we're capped, and there is no room for profit.. Credit union operate on a different business plan. They also do checking / savings / Credit Cards / Car loans / investment, etc.. they will typically do the lower loan amounts even if they don't make anything on them only to get or keep your business on other services.. so you might want to check with a local community bank or credit union. Each lender is different, but the bulk of lenders do not offer standard loans below around the $50,000 range. This is because mortgage lending guidelines make it extremely difficult for lenders to meet the rules, and to cover their costs. Small banks and small credit unions may be able to assist on loans under $50,000.
