There are several investors tht would be willing to look at someowne such as yourself. Look for a local, in your community Mortgage Broker or Mortgage Banker. The big banks and national on-line lenders probably won't give you the time of day. More importantly, a Broker/Banker would be willing to sit with you and find the easy fixes to get your score up to qualify for all the best programs. A big Bank? Not so much.
You can qualify for an FHA loan with your credit score. Not every bank will entertain scores lower than 640, but we will! Your approval will depend on the details of your credit situation, not only the score. I am happy to discuss your situation with you if you are interested. FHA itself does not have a minimum credit score requirement. However, many of the lenders put their own restrictions. Many lenders are looking for a minimum of a 640 score but I work with a few that go down to 600 and even 580. You should go over your credit report with someone, by making a few adjustments you may be able to raise your score and get a better rate and pricing.
