Hi Jessica :-) You can't really get a VA loan 'thru' your dad, per se. If he wanted to get a VA loan under his name, for a home that you also lived at, then that would be acceptable. In other words, VA loan eligibility cannot be transferred to the children of the veteran. Jessica, as Jason stated YOU CANNOT GET a VA Loan Through your Dad's eligibility. The loan must be in his name and he must qualify.

In order to get a VA loan - YOU have to be a Vet yourself. There is a potential surviving spouse option, but I don't think that is what you are asking. A non vet can assume your Dad's loan... Contact a local VA expert in your area for more information. www.VA-IRRRL-Loan-MN.com

Only the veteran is eligible for VA benefits.. and your dad cannot cosign for you using his benefits, since the property would have to be your dad's PRIMARY residence to qualify for VA financing.. But there are other programs out there that will help you purchase with little down.. FHA requires 3.5% and USDA is zero down.. add in some local state and county down payment assistance programs, and there should be lots of options available to you.. The best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Do not use the local "Big" bank, or one of those 50 states internet lenders or nationwide lenders...By applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with numerous lenders, seeking out the best loan terms for your particular scenario. Because he has lower overhead, he can offer you lower rates and lower fees than most of the larger lenders.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. Your dad will not be able to get you a VA loan through his VA benefits. However, you might be able to get an FHA loan since they do allow for non-occupant co-signers if you need one. You may also want to look into the FHA Florida Housing First Time Homebuyer (FTHB) Down Payment Assistance Bond Program. Contact a local loan officer and review your options. Best wishes, Sean
