What "first-time" home buyer programs are out there to take advantage of...?

...does it depend on what state you live in? (if so, i'm from wisconsin)...are there government grants or other governmental programs?...and which ones are best?...what's been your experience?...any additional advice for a "first-timer"?thanks ! by keithf_240_712 from Bay City, Wisconsin. Bay City is eligible for a great government program that is used for FTHB (first time home buyers) that is a NO MONEY DOWN purchase loan. There are quite a few options to consider. FHA (Federal Housing Administration) would be the most basic program to consider. It requires a 3.5% down payment. There are no income restrictions and the credit score requirement (typically 620 minimum for most lenders) is very accomodative. The main program to consider (which does have income restrictions) is a USDA guaranteed rural housing loan. If you meet the income restrictions (don't make too much money), then USDA is a great way to go. If you make too much money, then I would try FHA.If you have any questions, I am happy to help. What is available depends on many factor. You, your credit, your income, the family income, and more. Then there are factors like are you a military veteran (VA loan), and finally, where the property is located (USDA rural development, city, county, or state assistance). There are several. I would just check with a local mortgage broker in your area & they would be able to show you what options may be available for you. Good Luck!

There are many programs.. VA loans for military, both active and discharged, requires ZERO down, USDA, which is for rural areas, which is also ZERO down, and FHA which works in just about every area, but requires 3.5% down. There also might be some local grant programs available, so you need to check.. Best advice I can give you is to contact a local mortgage broker, not a bank, and apply with them... the key here is LOCAL... there are a lot of lenders out there who lend in all 50 states, however they are not going to be proficient on local Down Payment Assistance programs, so stick to someone local..
