Good Morning! Depending on the loan program you use, there may be 100% Financing Options available, such as through the USDA and/or VA (if you are an eligible veteran). In the State of Washington, you can click on the link that follows to find out more about the Down Payment Assistance Programs: http://www.wshfc.org/buyers/downpayment.htm. FHA allows for 3.5% down payment and some Fannie Mae & Freddie Mac Programs allow for as little as 3% down payment as well. I'd be happy to explore options with you directly (offline) if you'd like. There are several programs as mentioned above and you can also get monies gifted from a family member, church, employer, and a couple others. On FHA it can be any amount of money and for Most conventional loans it needs to be at least 5%.
