USDA does not have a minimum credit score.. However, if your score is below 640, then your file will have to be manually underwritten and must have strong compensating factors. Also understand that USDA does not lend money.. they only insure loan's against default.. the lenders, or those with the $$$ will oftentimes have their own rules and guidelines called "Overlay's".. Minimum credit score requirements are considered "overlay's".. and for most lenders, you have to be 600 to 620 or above to qualify.. Also understand that it takes much more than a credit score to obtain financing.. i've had borrowers with 750 credit score, but because they had an underlying credit issue, they could not get financing.. The reality is that without looking at your complete loan profile, it's impossible to tell you whether or not you can get financed. For this reason, I suggest you contact a mortgage bank/broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with a Banker/Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the banker/broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the big box banks.
