What do FHA home inspections look for?

Joe Metzler's answer is spot on.. The only thing I would add is there is little difference today regarding FHA appraisal inspections and conventional appraisal inspections.. I can usually tell if a realtor has been around a while when I see a listing that is offering every type of financing except FHA.. They don't think the home will pass the inspection.. the reality is that FHA has actually eased up on their requirements, while conventional appraisal requirements have become more strict... they have eventually met in the middle where there is very little difference... if the home your buying has mold, it doesn't matter which financing your using, you will have to get it removed to get financing... same goes for broken windows, or inoperable heating, cooling systems... the reality is that today, all conforming lending will require the property be habitable, with no safety and health concerns.. ... Are you talking about a home inspection or an appraisal inspection? A home inspector will of course do a more thorough job inspecting the condition of the home. An appraiser would be more focused on the value of the home, and noting quality and condition... primarily making sure the home meets HUD's "Minimum Property Requirements". If there are any obvious condition issues, the appraiser would call them out in their report. One interesting note I may mention here regarding inspections and FHA loans on Manufactured Homes. FHA loan guidelines require that manufactured homes have what's called a "Wet Stamp Engineer's Letter" confirming that the home's foundation meets HUD's requirements. Not every home inspector can provide this, and just referencing that the home has "tie-downs" or a solid foundation doesn't cut it. If you are buying a manufactured home with FHA financing, make sure the home inspector has a relationship with an engineering firm that will provide the wet-stamp letter. Otherwise, you may end up having to pay for more than one inspection in order to obtain the engineer's letter for the loan approval. Lastly, in case you're referring to an inspection on a HUD owned property... the home inspections obtained on those are covering only the basic property conditions to generate the Property Condition Report, available with every HUD home listed for sale. This only gives you a basic insight to the quality and condition of the home, therefore a full inspection is highly recommended. The additional look at a home by the FHA Appraiser is looking for two main items. First, the home must be habitable. In other words, you have to be able to move into the house right away and have everything working. Heat systems, water systems, bathrooms, kitchen, etc all must be working.. Then, they look for anything health and safety related. For example, any mold in the basement, peeling paint on a pre-1978 home, or any broken windows. The final element is anything that would be a major expense, like the roof being in such a bad condition, it needs to be immediately replaced. www.FHA-Streamline-Refinance-MN.com
