680 would be acceptable for most lenders, assuming it was your mid score and you didn't have any major derogatory credit issues like a foreclosure or bankruptcy.. but also understand that Texas has some very strict rules that protect your equity.. so it might be declined because of that and not your credit score.. 680 isn't bad credit, in fact it's average. That score should qualify you for a home equity loan, up to 80% of the value of your house.
