It's impossible to quote you without looking at your complete loan profile.. so many things go into determining one's eligibility as well as the interest rate that it's impossible to quote you with only one piece to a 100 piece puzzle. If your serious about wanting to purchase a home, then the best advice I can give you is to contact a LOCAL mortgage broker and apply with them. Once they see your complete loan profile, they will be better equipped to advise you properly. Also, by applying with your LOCAL Broker, you have an advantage because he's familiar with local customs and works with many lenders with each one offering a different type of lending program. This is unlike the local bank which typically only has a few lending programs. The more lenders, the more lending options, and the more likely your scenario will be accepted.. Plus, the broker is experienced in seeking out the best loan terms for your particular scenario, and he has lower overhead which typically results in lower rates and fees than most of the larger lenders.. Hi! With the score of 617, we generally will use the FHA program as it allows under a 620 score. Most of the other programs do not. Getting rates varies according to loan size, fico that we obtain, ratios, location and specific lender. The rates can range from 3.875 to 4.25 depending on how much closing costs assistance is needed. Normally, I review the credit to see how I can improve the score. There are at least 21 different criteria that goes into providing an accurate rate quote for any one individual. Hello Rates will vary based on score and debt to income levels. If score below 660 will be best to go FHA with that FHA is at 3.75% . If score is excellent at 740 better can go conventional normal loan with rate at 4.125%. So will vary based on the score and total debt to income levels.
