Generally you will need to wait 2-7 years to get a conventional mortgage after a BK. But as you have your home free and clear I would suggest you talk to a local credit union or smaller local or regional bank to see what they can offer you. These institutions hold their loans in house (meaning they don't sell them to Fanniemae or Freddiemac and are able to often accommodate situations like this to help you re-establish your credit.
You wont be able to get a conventional loan for 4 years or an FHA loan for 2 years. However there are some non qualifying mortgage loan options that might be available to you since you have equity.
For any type of conforming financing, you will need to wait a minimum of 2 years unless one of the borrowers is 62 years or older.. then you would have an option to do a reverse mortgage. If your not 62+, then the only loan option would be private money.. typically these loans have much higher interest rates and much higher fees than your typical conforming loan.
