way to use spouses income, not credit score

There are no conforming loan guidelines that allow you to use someone's income without using their credit.. spouse or not.. If you do not qualify without their income, then they will have to apply and meet all eligibility requirements in order for their income to be considered. If the person is not on the loan itself, you can not use their income. I am not on the loan, how about you qualify with my income? Of course when I say it that way, you can see how it just doesn't make sense. There is one NEW program called HOMEREADY for first time buyers that will allow us to consider non-applicant household income (like a spouse) to increase your debt-to-income ratio from a maximum of 45% on a conventional loan, to 50%.
