Generally, you need 6 years as a reservist to qualify. But VA is not the only loan product out there... FHA offers 3.5% down, HomePath offers 3% down, and USDA offers 0 down. contact a local mortgage broker not a bank and apply with them.. they can look at your complete scenario and match you up with the right lender... You are not presently able to receive your COE for the purpose of applying for a VA Guaranteed Home Loan as stated by several previous answers. If your intent was to buy a home with no money down, you could apply for a USDA home loan so long as you buy out toward Gardendale, Stanton, Pleasant Farms, essentially the outskirts of Midland. You must also be aware that USDA has an income limit and for a one member household would be capped at $46,200 with a direct USDA RD Home Loan.
