It's not VA that disallows MF homes.. It's the lenders.. VA only guarantees loans, they don't lend money.. The lenders know that a MF home is the worst type of real estate collateral there is, so most lenders will not finance MF homes.. They are the very first type of property to decrease in value in a declining market, and the last to appreciate in a appreciating market.. There are a select few lenders out there willing to lend on MF homes, but you're going to find a hard time with it.. Do yourself a favor and go find a Single Family home.. it will actually be worth something when you go to sell it in the future.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona. The VA isn't the one that has rules on lending for manufactured housing, it's the lenders themselves, they are very tough to get loans done on them. Here in SC I have done them but the home must be less than 15 yrs old, de-titled and have bricked in underpinning that an engineer can certify to FHA standards as being a fixed foundation...not easy at all to do.
