FHA or USDA does not have a minimum loan amount but most lenders do. Ours is $40000. You'd have to check with each individual lender for their mimimum.
FHA & USDA do not have minimums.. The lenders do.. Because current laws restrict the amount a mortgage broker can make on a loan, at some point, the lender can't profit enough to make the loan worthwhile.. The laws are different for banks.. the bank has no restrictions on how much they are allowed to make, so they will typically do the lower loan amounts that brokers wont... Neither USDA or FHA officially have loan minimums. With that said, the lenders who provide the loans usually do. Most (like us) are around $50,000. This is simply because the laws make it difficult to makes any money below these levels.
I'm not aware that FHA or USDA has a minimum loan requirement however, lender overlays will dictate what their minimum loan amount is.
