Can the house be too nice to qualify?I was just researching USDA qualificaitons and came across info saying the house can't be too nice. What does this mean? The only thing I can think of is a home with a swimming pool... If you trying to do USDA, you cannot purchase a home with a pool.. in certain area's there's a go around, but I'm pretty sure that won't work in MI.. most of the loans for USDA are rural ,, out in the country homes, and there is a income qualifying you can not make too much money , so every has to be in the right ratios.. email the address at yourloanpartnerforlife@live.com
I do a lot of USDA loans. I've never had a "too nice" issue. On the other hand, I've experienced all sorts of other issues over the years that have caused a USDA loan denial... Including a recent one where the home was deemed to have "income producing opportunities" because the walk out basement had a full kitchen, and they determined you might rent it out.
I have not run into "too nice" here in SC and NC-it is more specific. The USDA will finance a home with an above ground pool but not a home with an in-ground pool. Keep in mind that the land value alone cannot exceed 30% of the total purchase price. USDA does look at what is on the land and I've heard of a USDA turndown because of mature hardwood trees and the USDA saying they could be sold as logs for a profit.(No income producing property.)Ken Baltes

Not sure what source you are using, but USDA is essentially a "Rural" home loan program. By extension, most qualifying properties are average or modest. This doesn't mean that the home can't be nice.
