Trying to get an investment property, have 13 currently. Having trouble find a lender that can help.

Conforming lending guidelines limit you to 10 financed properties.. you can own 100, but cannot have more than 10 financed.. otherwise, your stuck with private, portfolio, or hard money loans.. Your best source is a local mortgage broker, not the local bank or mortgage bank.. those types of lenders only offer a handful of lending programs with lots of restrictions.. with a broker, they deal with multiple lenders ( i have 21), with each one offering a different set of lending guidelines.. the more lenders, the more lending options and the greater likelihood your loan will get approved. I would suggest finding a local bank who provides portfolio lending. We have one here locally that allows for unlimited investment properties.
