Yes, no, and maybe. Newer double-wide's on private land can usually get standard mortgage loans, like an FHA 30-yr fixed. Single wide, and those in parks usually need specialized mobile home financing, which can come in all sorts of flavors. Search mobile home financing.

The previous response does depend on whether the (trailer) and its own land or on leased land. Manufactured homes also have loan options.
