The mortgage is not under my name but the title is. How soon can I refi from the last pay?

Your question is confusing.. If you are on title, but not the loan, then you can refinance anytime.. so long as you have sufficient credit scores and meet all eligibility requirements, you can apply right away.. however, if you are saying that there has been late payments, and you want to know how soon after the late payments can you apply, then we definitely need more info.. guidelines vary based on how many late payments there were, and did they go 30-60-90-120+, etc.. An owner of a property can refinance at anytime. Not sure what the "from the last pay" means.
