Texas Mortgage for US Citizen working in Russia

I currently work in Russia, and would like to purchase a home in Texas. My family will occupy the home--it will not be rented. I am VA loan eligible. I have adquate income, down payment and credit score for the home I'm interested in (price $500k) and can produce tax returns, etc. In the past when I tried to get a loan the only hurdle was that I am not paid in US dollars. Are there any options for someone in my situation? by james_206_548 from , . May 25th 2013 Reply

Hi James! You have many options including using your VA Certificate of Eligibility. We are able to obtain your benefit statement upon receipt of a full loan application and supporting documents (income, assets, etc). To be Pre-Approved, you can visit my secure online website to apply today. I can work on your file today and we can discuss options once the credit file is received and the file is configured with your income, employment, assets, and any other necessary information. You seem to have all of the necessary requirements in place to be able to make this purchase, but your information will need to be reviewed to ensure you qualify based on debt to income ratio and credit score. If you would like my help, please contact me offline by email and we can discuss your goals in more detail. Thank you James and have a Great Day and Thank You for Your Service to the Military and protecting our Freedom!

Hi James,Thanks for the great question. First let me thank you for your service in the armed forces. It is great Americans like you who make a difference. As for your question, it should be pretty standard stuff. You should however expect to need to write a letter of explanation for the underwriter that details what you have outlined here in your original post. Some things that you may need to expound upon are any living expenses that you may have to bear while working abroad as well as affirming that although you work abroad, it will in fact be your primary residence and that your family (I assume that is your wife and children) will occupy the home as well. One last thing, and you already touched on this, because you are buying a home that is above the conforming loan limits int Texas ($417,000) you will need to make a down payment which your lender can help you with the calculation. It is a formula that involves reviewing your entitlement, the total amount of the guarantee, the sales price, etc.

Hello James,Yes, thank you for your service. I am located in Texas and have been in business for over 25 years and can help you. The other posters have touched on one caveat that over 417k in Texas you are putting 25% down on whatever amount goes over that mark. Give me a call or email me and I will give you more details on how this can easily be accomodated.
