You have to talk to your current loan servicer, where you make your mortgage payments and they will tell you their procedures. FYI, that MAY result in your VA eligibility continuing to be tied up. If he purchases the home from you there would be more expense involved but it would release your VA entitlement. Have him purchase the property at the amount you currently owe, using his VA entitlement.
You should contact a local mortgage broker and let them explain all your options.. Although your son can assume your existing VA loan (assuming he is eligible for VA benefits), it's usually best that he purchase the home from you and obtain his own loan.. this will do 2 things.. it relieves you of the responsibility of the loan and it restores your full VA benefits availability.
