steps needed for transferring a VA mortgage - please help

my husband and i really want to transfer our mortgage to our son. we have a VA loan at around 60% LTV. son has excellent credit and is in the military. how do we transfer the loan into my son's name?? by tamandjason3762998 from Orlando, Florida. Jul 2nd 2014 Reply

You have to talk to your current loan servicer, where you make your mortgage payments and they will tell you their procedures. FYI, that MAY result in your VA eligibility continuing to be tied up. If he purchases the home from you there would be more expense involved but it would release your VA entitlement. I would personally suggest allowing you son to simply purchase your home. Gift him 20% equity and he can use his VA eligibility. It would not tie up your VA eligibility. Call me to discuss if you'd like 208-818-3768 abyrd@goldwaterbank.comNMLS 1117336

Have him purchase the property at the amount you currently owe, using his VA entitlement.

You should contact a local mortgage broker and let them explain all your options.. Although your son can assume your existing VA loan (assuming he is eligible for VA benefits), it's usually best that he purchase the home from you and obtain his own loan.. this will do 2 things.. it relieves you of the responsibility of the loan and it restores your full VA benefits availability. Additionally, it's a benefit to your son, since the loan will be on his credit helping improve his credit scores.. I'm a Broker here in Scottsdale AZ and I only lend in Arizona.
